New LED lights installation
Fairview Industrial Park
At the beginning of the year, the London Riverside Business Improvement District (London Riverside BID) approved a project on the Fairview Industrial Park to co-fund the £12,000 cost of replacing of 27 the existing halogen street lights with new LED lights. The decision to upgrade the lighting was prompted by the ongoing high cost of maintaining the existing lighting, which had been in place since the formation of the estate in the 1980s and the expected electricity and environmental savings from switching to LEDs.
The 100-plus businesses on the Fairview Industrial Park will see savings on energy consumption, annual ongoing maintenance charges for the old lights and the constant need to change bulbs. The new LED lanterns should be maintenance free for a minimum of 5 years other than cleaning.
Maggie Dixon, General Manager of the Fairview Industrial Park on behalf of the Management Company, Racefold Ltd says “We’re delighted with the immediate impact this project has had. As well as the financial savings we’ve seen an unexpected improvement in the quality of light being produced. This is providing better visibility, colour rendition and safety for vehicles and pedestrians and an enhancement to the performance of our CCTV.
“The electricity and maintenance savings are expected to provide a “pay-back” of the initial investment of £12,000 within 4 years and will continue to deliver both energy and maintenance savings for the businesses on the estate over the lifetime of the installation (approximately 20 years). Of course, with the BID’s subsidy, we’ll realise this cost-saving in just 2 years.
The total installation cost was c.£12,000 and was 50% match funded by the London Riverside BID, whose Chairman Ilker Dervish says “It’s important that the London Riverside BID continues to work towards the principles of financial, environmental and social sustainability and this projects does all of those things.
“The businesses save money, our carbon footprint is reduced and we improve safety and security for our Members (the businesses), their staff and visitors, making the area a better place in which to run a business and work.”
The replacement LED lighting scheme was installed by PSR Lighting & Signs Ltd. led by Dave Brown, Business Development Manager, who has delivered a number of design and installation schemes in the BID area during the past ten years.
On the back of this success Racefold is advising other freeholders on the estate to do the same. Collectively, the financial and environmental impact that can be made is substantial.
LED Lighting provides a number of benefits, with overall reduction in carbon footprint:
ENERGY EFFICIENCY – can save up to 80% electricity consumption. For Fairview Industrial Park, the results are already apparent with a projected energy saving of £2500 per annum
REDUCED LIGHT POLLUTION – LEDs provide directional, focussed lighting and so help reduce unwanted scattered light in the environment
LONGER LASTING - LED lights have a rated life of 30,000 to 50,000 hours which is many folds greater than the conventional counterparts. This longer life span reduces the need of bulb replacement after every few months, thereby reducing the need to dispose-off the old ones into the landfills.
DURABILITY – Their solid state technology means they are completely sealed and so highly resistant to vibrations, impact and harsh weather conditions.
REDUCED NOISE POLLUTION - Unlike other lighting technologies, LED lights do not generate any vibration or annoying humming noise.
NON-TOXIC - LED lights are free of chemicals that can be hazardous for environment or public health.
